Identify property type and features in area of interest. While most real
estate agents are part time, I am a full time Realtor and I do work evenings and
weekends so I can be there when you are ready to work on your real estate needs.
Determine financial situation. We can help get you pre-qualified or pre-approved
as a homebuyer to determine range of affordability.
While most agents only search local boards, I do a complete market search for listings
on all real estate boards based on criteria of homebuyer to give you the maximum
chance of finding the right house for you..
Schedule property visits and showings with homebuyer. I also do the
legwork for you if your live in another area. I can go to the prospective
properties and take extra pics or dig deeper for things like taxes, heat bills
(things you should know before offering).
Upon identifying property that meets the homebuyers' criteria, we will then prepare a written offer to purchase contract that reflects terms of homebuyer.
I can do this in person or by fax for those not living near here.
To assure the best possible deal, counsel and assist homebuyer in negotiation to purchase.
To make an offer you need to know things like how long has it been on market,
recent sales, not how much taxes are now but how much they will be when you
purchase, heating costs.
Review disclosure statements and make sure everything is in order and
point out areas that you need to be concerned with.
Recommend any professional inspection of property and help with
inspection report when it comes back.
Monitor contractual contingencies, and assure its satisfaction.
Follow-up with homebuyer after close of escrow to assure a complete transaction.
